The premises include – Camera’s , Air conditioners , fire equipment , kitchen with ovens and hobs , intercom , canteen area, white boards in big board rooms , secure server room and all cabling.
The generator will be charged out to the tenant at a fee of R 1850.00 (One Thousand Eight Hundred and Fifty Rand) per month , which will be added to the monthly rental. The tenant shall be liable for the fuel as and when required, as well as monitoring the maintenance.
Should the landlord decide to sell the property then the tenant shall be notified and be given an option for a period of 15 (fifteen) working days to enter into an agreement of sale on terms suitable to the landlord. Should no agreement be reached between the parties during this period the landlord shall have the right to market the property. No further options are granted to the tenant should no sale materialise.
The landlord records that 10 (ten) parking bays will be utilized by the residential tenants above the offices after business hours. There is a lease agreement and sufficient notice would need to be given for them to vacate if the new tenant wants exclusive use of the parking., The tenant would need to make up the difference in the parking costs.
The tenant shall provide its own cleaning, security, connectivity, minor interior repairs, and excessive gate maintenance, aircon maintenance, own tenant fixtures and fittings insurance, as well as normal tenant obligations as per lease signed.
We would like to achieve R170,000 per month including the parking area. (parking approximately R750 per park)
The tenant will be bound by the rules of the sectional title building Birnam Square
1 month deposit and first month rental on signature of lease
